This project was completed in 2018. The condo board wanted to save energy while maintaining the same fixtures they currently have installed. InnovaLED retrofitted all fixtures to Type B LED lamps. These types of LEDs have integrated drivers on the inside and do not require an external ballast. The Landing is a large residential complex consisting of four buildings on the southeast end of Edmonton's downtown core. The condo board and property manager asked iNNOVA LED to visit the site and perform a lighting assessment. Our mission is to help clients dramatically reduce the amount spent on energy by installing the most efficient lighting system. Most often, our project results yield a two-year return on investment.
The lighting audit is relatively straight forward. We meet with the building operator or property manager and gain access to all the public area spaces to tally and record current lighting data. Then with this data, the energy report is created.
Every property is unique and always brings different challenges. Often we provide various options for our clients to choose. By offering alternatives, it makes the decision process simple. In most scenarios, clients select the lowest upfront cost option. Depending on the properties' needs and requirements, the most economical upfront cost option isn't always the best choice. For example, if there have been incidences of vandalism to the current lights at the property, we may recommend installing shielded LED fixtures that cannot be destroyed by physical damage or water damage.
Now, let's discuss the best part, the energy savings! It's typical to encounter lights that are on 24/7 at the properties we assess; this is a significant opportunity to save BIG on energy consumption! The solution is simple, auto-dimming. That's right, auto-dimming tubes and fixtures, or stand-alone motion sensors will dramatically cut energy consumption. All of this is programmable too. You can set the auto function to dim down to 20% capacity after no motion detection for five minutes. Any desired setting is possible. Combine this with the already efficient LED lamps, and you can instantly reduce energy usage by over 50%!

Meridian Plaza is a 10 story condominium complex in the heart of Edmonton. This project focused on the underground parking lot. Originally, the building had 8ft fluorescent fixtures installed throughout. They had 4 x 4ft fluorescent tubes using 32w of power each. There was no timer or dimming functions at all. When lights are on 24/7, 365 days a year, the energy use is tremendous. Approximate 160MWh per year is used.
InnovaLED chose to install brand new LED 8ft and 4ft LED fixtures with built in motion, dimming, and timer capabilities. The 8ft fixtures produce about 9000 lumens. Because of all the capabilities, mainly the dimming function, the calculated energy of the LEDs is 30.5MWh per year.
With the LED rebates of $12,000 for the project (same rebates are no longer available), the return on investment on this project is 0.7 years!!!

BH Towers is a mid-rise condo in Edmonton undergone a complete lighting upgrade. With the help of iNNOVA LED, the property enjoyed a $4,627 annual energy savings! Plus, we did all the paperwork for the government rebates. Call us today and get your lighting audit done!

The Yellowhead Regional Library undergone a major lighting renovation last summer (2017). Their main concerns were the center organization area. This section of the building was poorly lit (only 350-375 Lux). This was due to the extremely high up fixtures above the working area, about 25ft. The metal halide bulbs were rarely or never changed because of the inconvenience to get a man lift inside the tight corridors and around all the book shelves. The other issue about these light fixtures were that they did not shine light directly down towards the floor, but instead shined upwards to create a back glow effect. Not very useful for staff if the base lighting does not even reach them on ground level.
Older government buildings sometimes have metric light fixtures. InnovaLED replaced 303 (2 Lamp), 4ft T12 Fluorescent fixtures. The fixtures were replaced with Standard LED metric 4ft tubes. All old magnetic ballasts were removed and replaced with brand new electronic ballast that were compatible with the tubes.
All exterior lighting was replaced with new LED wall packs and pole lights. Everything is on photocell, which provides further energy savings.
